Not an algorithm's guess. A valuation I prepare by hand from real closed comparables in your neighborhood — usually back to you within one business day.
Automated home value estimates are built from public records and broad averages. They can't see that you redid the kitchen, that your lot backs to a wash, or that the two "comparable" sales down the street were both distressed.
What I send you instead:
- Real comparables — recent closed sales, adjusted for condition, size, lot, and view
- Active competition — what a buyer would be choosing between if you listed this month
- A price range, not a single number, with the reasoning behind each end of it
- Your estimated net after commissions, closing costs, and payoff
- What would move the number — specific prep worth doing, and what isn't
No obligation, no drip campaign, and I won't hand your information to anyone. If you're two years out from selling, that's a fine reason to ask.
